Pre-Purchase Home Inspection

After viewing several homes, they start to look the same.  You put in an offer but need to know what you bought, and more importantly that there aren't any unpleasant surprises.  Our professional Registered home inspectors can help you before you sign your waivers.

A visual inspection of the common systems and components of the home is performed to determine if there are any significant problems, items that need to be repaired or replaced and the possible costs. The main goal is to identify the current conditions of the property in order to provide the potential homebuyer with necessary information and unbiased third party opinions to make an informed purchase decision.

Pre-Offer Home Inspection

The housing market is moving fast, interest in the home is great, and before putting an offer house, you want to know the condition and expected costs for repairs and renovations to determine if the house suits your needs, physically and financially.  With this knowledge you better know what you can afford and what to offer.

You will have more confidence in what you are buying, whether or not to proceed with an offer, and how to prepare it. Most importantly, you can submit a “clean” offer without the inspection condition to make your offer more attractive to the home seller, especially under a multiple offer situation.  The buyer who performs a Pre-offer inspection removes the uncertainty factor from the purchase process because he/she knows the condition of the home before making an offer. A Pre-offer Inspection can be a win-win solution for both the buyer and the seller in a situation where the home seller does not accept or agree to a Home Inspection Condition in the agreement.

Condominium Inspection

The perception of its only a condo, what could go wrong?, is very wrong.  They still have plumbing, electrical, heating, cooling, bathrooms, faucets, drains, showers, Jacuzzis, toilets, kitchens, sinks, dishwashers, stoves, fridges, washing machines, dryers, exhaust fans, windows, balconies, railings, lights, switches, outlets, etc.etc.etc.  Conditions need to be documented before taking possession.  Peace of mind is priceless.

Tarion / New Home Warranty Inspection

Buying that new home from a builder can be fantastic or trying.  A properly constructed home, and peace of mind is important to you, and your builder needs to know that.  A professional home inspection report lets the builder know that you are serious about your concerns.

New homes in Ontario are covered by the Tarion New Home Warranty Program against defects in workmanship and materials for the first year from the date of possession.  Tarion also provides warranty coverage for water penetration from the exterior and defects in heating, electrical and plumbing systems for a period of two years. New homes are covered against major structural problems for a period of seven years. In order to solve compliances properly, the homeowner has responsibility to notify both the builder and Tarion in writing before each part of warranty expires.
