Our Services - Sellers

Pre-Listing Inspection

You are selling your home, but are unsure of its condition, and do not want anything to block the sale of your home at the last minute.  Our Registered home inspector can show you what repairs and improvements can be made to help the sale go smoothly.

This inspection allows you to have enough time to make any necessary repairs at a reasonable cost, and avoids the defects becoming negotiating or stumbling blocks later. If you do not plan to rectify any defects, explaining the situation and your position to the buyer in advance is positive assurance in the real estate transaction.

We can provide an analysis report for your use in the sale of your home.

Benefits to you as a seller include:

  • Gives confidence to potential buyers who may walk away from an offer if they think there is a problem with the home.
  • No negotiating for those items the inspector has raised an issue with.
  • Possible faster sale of your home.
  • Repair the deficiencies that could be used as a negotiating tool against you.
  • Known deficiencies can be reflected in the asking price.
  • Download and print as many copies of the report as you like as you need them.
  • The buyer may not insert a home inspection clause in their offer.

Condominium Inspection

The perception of its only a condo, what could go wrong, is very wrong.  They still have plumbing, electrical, heating, cooling, bathrooms, faucets, drains, showers, Jacuzzis, toilets, kitchens, sinks, dishwashers, stoves, fridges, washing machines, dryers, exhaust fans, windows, balconies, railings, lights, switches, outlets, etc.etc.etc.  It take a professional home inspection to uncover conditions that may need to be addressed for sale.

Tarion / New Home Warranty Inspection

A properly constructed home, and peace of mind is important to you, and your builder needs to know that.  A professional home inspection report lets the builder know that you are serious about your concerns. If you are selling or considering selling, then having your deficiencies documented properly can save you and the purchaser some aggravation down the road.  Proper documentation will ensure no communication lapses between the builder, seller, or new owner.

New homes in Ontario are covered by the Tarion New Home Warranty Program against defects in workmanship and materials for the first year from the date of possession.  Tarion also provides warranty coverage for water penetration from the exterior and defects in heating, electrical and plumbing systems for a period of two years. New homes are covered against major structural problems for a period of seven years. In order to solve compliances properly, the homeowner has responsibility to notify both the builder and Tarion in writing before each part of warranty expires.

We can help you with any one or all four of the following Inspections.
