Is it Necessary to have a Home
Inspection Done?
We get this question a lot,
especially when the house is new or only a few years old. The answer is
absolutely yes, and for the same reason that one would have a periodic checkup
with their family doctor. Don't be your own expert. Get an objective
report of the home's condition before you invest in one of the biggest purchases
you will ever make.
We are trained to do our
job, avoid hazards and damage to the home. We enter and look at places and
perform tests you don't.
How much time does an
inspection take?
Every inspection is different
as each house is different. However you can budget 21/2 to 3 hours for a typical
2500 sq. ft. home.
How much does it cost?
When people call me, the first
question I am asked is the price. While we realize that it is important to you, please be
aware that you get what you pay for. Do not compare home inspectors on
price alone. If someone quotes you a low price,
then they are not placing much value on the service they are providing to you,
and will reflect in the quality of the inspection, and can even cost you more in
the end. Don't assume every home inspector
is the same. Our prices are competitive in the industry, and reflect the
experienced and professional service provided you. Suffice it to say that
our clients are never disappointed at the end of the inspection. From our

Do I have to attend the home
inspection?
Yes, it is to your benefit to
attend. The inspection is designed to both inspect and educate the buyer
or seller about the condition of the property. You or at least a
representative (e.g. family member) should be present as you will benefit a
great deal more by actually seeing and understanding the conditions for yourself than just reading
a report. This is also an opportunity to take more detailed notes and
measurements.
How do you help me to
determine the condition of the home?
During the inspection, our
inspector will give you a verbal survey of the conditions, both good and bad.
Our inspector will document the conditions encountered on a tablet computer and
take photographs as he proceeds. At the end of the inspection, our
inspector will print you a copy of the report, he will sit down with you, and
explain the whole report. This will help you in making an informed
decision on your potential purchase or sale.
What support do you provide
after the home inspection?
After the inspection, our
inspector will email you a link to view and save or print the photographs from
the inspection. You will also have access to your inspection report at any
time from our servers. You will receive a monthly 'Home Tips' newsletter
suggesting various maintenance tasks for you that month. You have free telephone support for
the inspection for one year after your
purchase. We are always here should you have any questions in the future about
your house. We can also provide independent advice when dealing with
contractors. |
