Many garage doors are made of wood that require routine painting. It is
important to keep all the door surfaces painted and sealed from moisture.
Wood doors will generally start to deteriorate at the bottom of the door and at joints
where they are most susceptible to paint damage and moisture penetration.
Hardware, rollers, hinges and tracks also require maintenance. Ensure
that all hardware (nuts and bolts) are tight as they can work loose from the
constant jarring motion of the door operation.
Make sure the door goes up and down smoothly. Lubricate all the rollers
and hinges with a special garage door lubricant, such as lithium grease in spray
form.
Replace any damaged rollers.

With the door in the closed position, make sure that the door, hinges and
rollers are aligned. The tracks should be parallel to the edges of the
door. Disengage the door with the emergency release if connected to a door
opener and open the door. If too much force is required to open
the door and the door closes back down with force from waist to chest
height, call a professional to make appropriate adjustments or repairs.
Check with the Owner's manual. (The home inspector will not
disconnect or disengage any door opener systems.)
IMPORTANT NOTE - If the door is not properly aligned,
balanced or the springs, cables or pulleys are
damaged, have them repaired by a professional. The springs are under great
tension and cause serious personal injury if not properly handled. |
